Take a Step Toward the Home of Your Dreams
Live Oak Home Builders is driven by the desire to enrich lives and turn the home building process into the journey of a lifetime. Whether you want your home situated in a quiet suburb or by the beach, you can count on us to help you achieve your vision. Discover what’s in store for you when you choose us for your home construction needs.
A Unique Team Structure and Approach
Usually, a company would have you coordinate with a salesperson before turning you over to the project manager overseeing your build. While this separation of responsibilities can be effective, it isn’t always seamless.
We aim to eliminate the hassle and stress caused by inconsistent communication between onsite teams, office staff, and clients. To this end, we have adopted a unique team structure that will have each team member working closely with you throughout the project.
Our team members are experts in their respective fields and can assist you with any concerns you may have. However, your main point of contact will be the client experience manager (CEM). They will be your advocate and guide toward achieving a home that your family will enjoy for years to come.
Your CEM will be communicating with you throughout the process, from initial contact and project consultations to finishing touches and move-in day. They will go beyond the usual communication structures and use our project management software to provide you with real-time progress updates.
We created this role to ensure that each client has a smooth experience rooted in consistent communication. Your CEM is proactive, organized, adaptable, and creative. Most importantly, they’re focused on you!
A Seven-Step Process Designed for Efficiency
1. Initial Consultation
In this stage, we will review the Client Information Questionnaire with you to confirm that your design aligns with your budget. Depending on the complexity of your project, multiple meetings may be required. These initial meetings can be scheduled in person or through Zoom.
2. Plan Design and Production
Once we have agreed upon the budget and design, we will be discussing plan options. If you already have completed design plans, you’re already one step ahead of the game. Otherwise, we can connect you with a local draftsman or architect who can help you create the plans for your desired home.
We will proceed to the next step only when you are 100% comfortable with all aspects of the designed plans. An initial deposit will be required based on your desired square footage.
3. Design and Budget Review
If you have chosen to work with our draftsman, you will first receive a conceptual drawing. They will also make multiple major revisions before creating a complete and build-ready set of plans.
During the final stages of this step, we will reassess your budget and specifications to ensure that we are on the same page. Rest assured that we will provide you with a realistic estimate of the anticipated costs that your design will entail.
4. Vendor Bidding
Once there is a complete set of engineered plans, we will send them to our preferred vendors and trade partners for pricing. Our team will continue to review every aspect of the project to ensure that the budget aligns with vendor prices and client wishes. We will provide you with a detailed proposal outlining total costs, allowances, and other expenses.
5. Proposal and Project Review
Upon completing the project proposal, we will meet with you to review all aspects of the project. Our team will make sure that you have a clear understanding of our pricing and structure and discuss any adjustments to be made before drafting the contract.
6. Contract Signing
After finalizing all budget and project specifications, we will review our construction process and estimated timelines. During this stage our interior designer will guide you through the process of making the selections for your home, working hand-in-hand with our owner to make sure every detail is captured before moving forward.
Once you have accepted the project proposal, we will sign a building agreement. You will also be required to provide a pre-construction deposit.
7. Pre-Construction Preparation
After you have signed a contract with us, we will process the necessary documentation and permits indicated in the contract. While waiting for these documents, our owner will continue to communicate with you and our interior designer will confirm your selections and final detailed designs.
Shortly before we break ground, we will schedule a pre-construction meeting. This meeting will introduce you to your Site Supervisor and ensure that all parties are on the same page regarding the details of the home.
