Frequently Asked Questions
Building a home is a big decision. Before choosing to do a custom build, here are a few things you should know about how we operate at Live Oak Home Builders.
If you want more information on what to expect when you build a custom home with us, you can visit our What to Expect page. If you can’t see your question here, reach out to us in OCEAN CITY.
How much does it cost to build a home?
We create turn-key homes designed around your family’s lifestyle. Depending on the style of the home, selections made, and area of the build, pricing will vary.
How long does it take to build a home?
Timelines for custom builds will depend on the project size, features, and specifications. We will provide you with a realistic schedule during the consultation. Regardless of the timeline, you can count on our team to work efficiently and deliver quality results within the specified period.
Do I have to own land for building?
It is best practice to secure land before the building process. We do not retain land for building and only build on existing lots. However, you can contact us anytime to discuss preliminary questions regarding county or elevation requirements, surveys, and more.
Do you offer financing?
While our company doesn’t provide financing, we would be glad to connect you with one of our credible and reliable lending partners at your consultation.
However, if you already have a financing solution, we’d be happy to work alongside your lender.
Do I need a Realtor?
No, you do not…,but if you are already working with a realtor we would be glad to partner with them as well.
Do you offer warranties on your homes?
Because we only use superior products and brands in our homes, many of them offer warranties exceeding well over 1 year warranty, many of which are even lifetime warranties.
How do I stay updated with my build progress?
We’re diligent about communicating with clients and keeping them informed. We use project management software that provides access to all aspects of the project—from team schedules and financials to home selections and photo updates. This is especially important for our clients’ relocating from out of state who may not be present during their build.
In addition to having software access, you will also have a dedicated Project Manager and Site Supervisor. We work hand in hand with our clients as a team and encourage each of them to visit the job site often to engage and have fun with their new build.
How do I make selections?
Our interior designer will help guide you through the selection process as you visit local, state-of-the-art showrooms to select from the latest trends and design styles.
